Great location with SO many great amenities. The game room was one of our favorite places. The condo was SO clean, well appointed, and the decore was lovely. Overall an anazing trip!

-Tub missing parts, couldn’t use. -Paint peeling on bathroom ceiling -Trim damaged -Dishwasher does not fit secure and side of island is loose -never replaced burned out light in kitchen. -Only had one key, hassle to get second key -Handy man lied about him and another person inspected condo before we checked in and said everything was present. Definitely not true, only had one key and the missing tub parts. -granite counter tops sagging away from back splash in bathroom and kitchen. -living room and bedroom ceiling fans struggles to start moving -patio access from bedroom door is not possible -dryer takes 3, 80min cycles to dry a load -oven does not get up to temp, oven door does not close all the way. -ice machine makes ice, but not dispense ice as intended. -Dishwasher smells and at times the -whole condo smelled bad and had to be aired out after dishwasher use. Sent this info to the 979 Crew. No response.

We’re of course disappointed to hear this feedback Phillip, as our team was responsive and worked hard to address concerns as they arose during your stay. While we do our best to fix, repair, and improve the condos we represent, we do not own these homes. This is someone's private home making it their choice and their budget on what we can do. As for the 2nd key fob, it was accidentally taken home by the immediate prior guest. We again did our best to get it back from them during your stay. We also have changed the process now to allow up to 3 key fobs. We do want to note that respectful communication with our staff is an expectation we hold for all guests. At the end of the stay, you asked what could be done to secure a five-star review. It is only at that point in which we stopped responding. For clarity, we believe reviews shouldn't be paid for rather always honest and authentic. We appreciate feedback, take it to heart, and wish you the best in your future travels.

WILL NEVER RENT FROM 979 again! Blatant dishonest listing. 2 bed listed as 3 bed. When we complained they said because they called it a den/bed it was our fault for our not reading better. Tax records show they bought and pay taxes on a 2 bed unit. Other owners in building with same floor plan list on ABB as 2 bedroom (honest). Should be called 2 bedroom that sleeps 6. 3rd bedroom is office nook off of living-room space. We were three couples wanting privacy so this was an inconvenience for our group. Thanksgiving holiday rental and had to make three trips home (an hour away) for basic kitchenware. The “stocked” items looked like they were taken from a goodwill dumpster. Badly scratched and unsafe to eat off of. Broken oven-didn’t seal or maintain heat. Fridge cooling element didn’t work properly. Rusty ice maker-health hazard! Bedroom Fan broken. Paintwork sloppy and crusty fixtures/faucets. Scratched floors in living room. Best thing was the beds. Condo FAB!

We’re sorry this person/group chose to write a review for their sake, as we were hoping to part ways respectfully. At this point, we are forced to share this group would not be welcomed back and the facts of the situation. This condo has been in our portfolio for over 5 years and the configuration has not changed throughout this time nor has the description in the listing. The setup is exactly like others with 3 rooms with beds in the building. Furthermore, this guest reached out to us before their stay in which they shared their guest list, and we suggested that this might not be the best choice and others might be better. This guest ended up booking this condo anyway with a different group # and list of guests. When this guest showed up to the condo, they sent us a message saying “We’re here and enjoying the property very much, it was very clean when we arrived.Amenities here are fantastic!!” We’re again sorry that this guest after that then chose to repeatedly be aggressive and demanding with our staff, disrespectful to this condo’s owner, deceitful regarding their group size (exceeded max guests), and slow on departure time. We can only come to the conclusion that this guest was simply vying for an entirely free Thanksgiving holiday stay as evidenced by their actions and behavior. When they stomped their feet and didn’t get their way, this review was the result, sadly.

The condo- This was our second time staying at Palisade Psalms, the location is perfection. The beach is great and private. The view is beautiful! The fireplace was broken which was a huge disappointment since we enjoyed that so much the first go around and one of the hot tubs was out of commission. The unit - Very clean and well furnished. Nice welcome pack….few small issues, no parking pass for garage area (we also don’t have a TX tag, we are from KY) the temp was 79 when we got there but we contacted the host the next day and they did send someone out and got that fixed quickly. Which we appreciated. Few other small things- the blinds in the master bedroom was stuck about a foot from the bottom of the window, couldn’t see the view. The door in the master bedroom out to the balcony was taped shut and unusable. I had to set the dryer on 70 minutes and then usually an additional 20 minutes to get a regular size load of laundry to dry. Large rat was seen in pool area.

Welcome back to Palisade Palms, Traci! It really is quite the amazing spot, we agree, and appreciate you noting. Unfortunately, we don't have control of the resort amenities like the fire pits and hot tubs and sorry to hear they were not available during your stay. We're glad you found the unit clean and comfortable. This unit does have a parking pass, so we are bit confused by your comment. As for the blinds, they were damaged by a prior guest and we were waiting on the replacements. Sorry for any inconvenience as a result. They have since been installed. The condo was beautiful and great amenities, great view and beautiful building and pool. The downside is there were fleas coming from a storage closet with a rug and vacuums. Called the host responded by message next day, but never sent anyone out for it. Also called about dryer not working and as well never sent anyone out to fix. The washer was disgusting I had to spend an hour cleaning the detergent buildup before putting our clothes. Then to find out the dryer never drys the cloth it just runs forever. It took a complete day to dry one load.

Thank you for allowing us to host your stay. We agree, Palisade Palms and this condo are quite spectacular, we appreciate you noting. As for any bugs, they are/were certainly not fleas, as this isn't even a pet friendly condo and never has had any pets (owner nor guests). Perhaps, they were some kind of gnat you saw? Regardless, our field manager and housekeepers have been there multiple times before and after your stay and have never seen any kind of bug inside except an occasional sugar ant. We checked the dryer and it worked just fine. Upon your departure we found you had washed and dried our extra thick and fluffy bath towels, perhaps the length of time noted is due to the very nature of the item washed? These towels do tend to take a while to dry. We appreciate you staying with us, Ezz.

We had a fantastic stay, best location on the island. The view was fantastic! The location is far enough from the public beaches that it was never crowded but still very close to the action. Would definitely recommend!

Wonderful property, fantastic condo. Meticulously clean, fully equipped kitchen, beautiful pools and private beach. Great host, 979 management, they provide everything you can think of. Private, secure and away from the crowds but close enough to restaurants and shopping centers. Highly recommend, staying 3 times here and definitely will stay again.

Our family of 5 had a great stay. Views from the unit were great. Heated pool was a plus on some of the chillier days. Quiet, safe, secure. Easily accommodated parking of our SUV with rooftop carrier. Nice to have game room so close the unit.

We really enjoyed our stay in Galveston. The condo was clean and stocked with everything we needed to make our stay enjoyable. The overall amenities, game room, pool, hot tub, were great. The host was accessible and responsive. We will definitely be back! Thanks for a wonderful week!

This property is beautiful inside and out. The condo itself is amazing (nicest I have stayed in) and has everything you need. The balcony is huge and has a beautiful view of the ocean. If you’re like me, the freighter viewing is perfect. Outside the pool is amazing and well maintained every morning, the beach is a nice easy walk over the private bridge. Chairs are available to take to the beach. Great restaurants within 5 min of the property right on the ocean. We will definitely be back. Thank you 979

This is the third time we rent a condo in Palissade Palms. We love the area: - East Beach is cleaner and quieter than other areas, - Porch Cafe (a great little restaurant!) is within walking distance - Downtown Galveston and supermarkets are only a short drive away We love the building, its amenities and "resort" atmosphere The advantages of this particular condo over the two previous ones we rented (from another agency): - Cleaner - Double shades to block out the morning sun in the bedrooms - Good mattresses We will come back!

This condo is great! Right down the hall from the game room and exactly what we needed at night for our group! Palisade Palms is a beautiful property with great amenities. Great pools and hot tubs and easy access to the beach. We did not find pool/beach towels reception said was in the room. Murphy bed has a weak leg and couldn’t work the 2nd BR fan remote. Other than that it was amazing! We will stay again!

We loved the 3rd floor location with its quick beach and pool accessibility. We’ve stayed on higher floors, but enjoyed the feeling of being closer to the ocean waves and pool vibes in this unit. It is elegantly appointed with updated interiors, furniture and decor. The Murphy Bed in the den gave it a 3rd-bedroom feel with a half bath just across the hall. The balcony is a nice size with plenty of room for the two relaxing rocking chairs and outdoor dining table with 4 cushioned chairs. We loved drinking coffee in the mornings on the balcony and it was also a hang-out for our sunset wind-down refreshments. Building management does a nice job of mosquito control on the property. Bring mosquito repellent for your evening beach walks outside the grounds though. We loved this condo!

Kitchen well stocked with utensils but too few trash bags and towels for five people plus only one TV and no basic cable was odd. Enjoyed the stay overall as usual.

We stayed here for a working vacation with two toddlers. Part of the draw was the patio which gave us more room for the littles to play. Our patio door was almost impossible to open. It's a hurricane door (great!) but heavy and poorly maintained (not great!). It took numerous requests and 4 days to have it repaired which also meant that for those 4 days the patio was mostly unusable to us. The property manager: 979 Properties never responded to our pleas for help. I'm posting this review one month past our stay and we still have not heard from 979 Properties despite numerous attempts to contact them. If you can look past the extremely poor customer service and disregard for communication this was a nice property.

We had a wonderful stay at the Palisade Palms. Our family stayed here for a week. It wasn’t too far from the convention center but it was far enough that we had more quiet when we needed to relax. It was nice to have private beach access since the public beach was so busy. We didn’t have to worry about finding beach parking since we could walk straight down from our pool. This place was much nicer than other places we saw down in Galveston. The pool was also lovely and relaxing. We had only a few issues in our specific condo. The ice machine in the refrigerator did not dispense. The dryer did not work well. It took 8 hrs to dry towels so we didn’t take the risk of washing any clothes. Also, the unit only allowed for 2 key fobs which was hard if we wanted to split up. The complex requires a key fob to use the elevators, enter the pool area, game room, as well as re-entry to the lobby from the beach or pool. So, if my husband took the little kids to the beach with one key, the rest of us had to stay together with the other key. My teenager wanted to go shower while I was at the pool, so I had no key to get back up to the room until she came back to get me. We managed but it was tricky at times. The property management company was awesome and very responsive. Hopefully, the unit owners will allow future renters to get a 3rd key fob if needed. Overall, we had a great experience! Very clean, safe and lots amenities!

Overall we did have a nice stay. The location is perfect and the amenities are so nice. My mom owns a unit here so we have stayed in several units when we visit her.Upon check in the unit was not very thoroughly cleaned. Apple TV - couldn’t figure it out No other tv’s in bedrooms Too small trash can in kitchen No clocks in bedrooms No floor mat in guest bath Hot pads in kitchen would be nice Have you heard of the dollar store Also the previous tenants complaints on kitchen necessities was not addressed. Need some microwave bowls among other things. Drew went above & beyond on trying to resolve TV issues! Tried to come back Saturday night while we were out & front desk had given us all the keys. Installed new TV while we were at breakfast but we had issues when we got home & took over 3 hrs to finally be able to watch tv but still not a good choice on channels. Luckily a friend gave us access to YouTube TV. Plus we were stuck inside due to Beta, so needed tvs to watch. You need to get cable & get rid of Apple TV for a rental property. This is just a bare bones rental property that I will never book again. Even though Palasides Palms is a fantastic property. Just need to pick a different condo. Property management company was great. I believe it’s the owner that is not interested in making the condo the best it can be.

We thoroughly enjoyed our stay and loved the accommodations and amenities. The condo is beautiful with very comfy beds/ bedding. The only complaint we have is that the kitchen was poorly equipped. There were a total of 3 knives (1 pairing knife and 2 steak knives, but no food prep knives at all), no measuring cups, only one small-ish saucepan, a tiny skillet and some strange miscellany that were not practical. For such a lovely condo I was extremely surprised that there were so many necessities missing. In prepping all of our meals we had to improvise. It didn't put a damper on our good time though : )

First, the Palisade Palms is a very nice resort-like condo operation in a good location with a nice beach. The unit is nice, but a little extra elbow grease would be even better. Now for the issue...the condo complex is redoing all the balcony floors which is a major project. So, it's like having window washers on their platforms going up and down all day long. I'm sure it will be good when it's done, but renters need to know. That said I would consider renting again, but ask what units are being worked on when.

We loved this condo! It was beautiful inside with stunning views of the gulf from every room! Our kids (6 and 8) loved the quick and easy access to the ping pong and Billard rooms. The pool was so nice that we were poolside daily and made use of the spas as well as the larger pool areas, everyone we met was so friendly! The beds were very comfortable!! Everything was extremely clean even the outdoor patio was very clean! Well stocked kitchen with everything needed to cook a meal and we made use of the washer/dryer too! We will definitely stay here again!

This was our third time staying at Palisade Palms, but our first time in this rental. Palisade Palms is an exceptional condo community. The pool and access to the private beach area are the best. The views from the balconies are wonderful. This unit was clean, and nicely furnished. The layout with the extra small sleeper couch in the master and the Murphy bed in the office/extra area are perfect for families. The kitchen was well-appointed, and we cooked several meals. The location is also ideal for quick trips to downtown activities and restaurants. The property management group 979 was easy to work with and provided all necessary information and documents. We can’t wait to come back!!

Our stay was perfect. The condo was exactly how it looked in all of the pictures. We felt as though we were in a classy resort. All of the rooms had the most gorgeous view of the golf and right over the stunning pool. This came in handy for us because the kids wanted to swim at all hours. The game room which was right next door to our unit was very fun for the the whole family to go play in. It was only minutes from anything you wanted, food, shops, tours. I would 100% recommend staying in this condo and we hope to come back in the future.

Loved the view from every room! Clean and well equipped with everything we needed. Great location! Pictures are accurate. Beds were very comfortable!! Pool is shallow but very warm, even in December. We had a wonderful time and hated leaving.

We had a great stay at Palisade Palms. The condo was very nice. It was well stocked and very clean. The amenities were great. The view was beautiful. I would stay again with no hesitation. My only notes are that the small room with the murphy bed doesn't have a door and the patio door doesn't have shades so that could be an issue if you are planning to use those areas for sleeping. We didn't so it wasn't an issue for us.

We had 5 days to spend on this vacation. After a long day of travel we woke up to no electricity or water in the condo. This was the state of things until 2 or 3 in the afternoon. The next day they actually scheduled for the water to be off. It was off the entire day until 7 in the evening. How do you go to the beach without water?? We ended changing plans to accommodate the water situation. Also the dishwasher didn't work. When we reported it the front desk said they didn't deal with that. We would have to tell "them" whoever that was. Needless to say for the money -this was not worth it and totally unfair!

This was a fabulous condo. Will definitely book again. Only draw back was the parking pass was not available at the front desk. They told us to contact the property management company. So, I did. They said it was the front desk. I quit asking. It’s my vacation, I paid good money- everything I paid for should be available without hassle.

Our family stayed 9 days and loved every minute of it. The condo had an amazing view, was very clean and well stocked. Our only suggestions would be bedside tables and access to local TV channels.
